1) How quickly can I expect an offer?
Once you submit your property information we will get back to you within 1-2 business days. If you are under great urgency to sell, we will try to expediate our due diligence and will do our best to respond to you as quickly as possible. Please note: more complete information you provide, less time it takes to gather it ourselves, so we can get back to you sooner with the proposal.
2) Am I under any obligation when I submit my info?
You are under no obligation whatsoever. It is 100% your decision on whether or not you’d like to sell your land to us. You and only you should decide what’s right for you.
3) I owe back property tax – can I still sell the land?
Yes, if you specify the amount of back taxes owed on the property in the information provided, we will factor it into our proposal to you. However, please keep in mind that the closer you get to the date your property is scheduled to be sold in the County’s delinquent tax auction, the less time we have to complete the sale. Even if you can only offer a token amount for your land, it's better than risking losing it all at the auction. If you are delinquent on your property taxes, it's crucial to keep an eye on the dates the County notifies you about and to contact us immediately to discuss your options.
4) What are the costs for your services?
There is no cost to you to sell your land. The offer that we make to you is a “NET” offer. That means you will receive the exact amount in the proposal, and we will pay all the fees associated with the transfer.
5) I haven’t seen the property – can I still sell it?
Yes, in many circumstances, such as ownership via inheritance, residing far from the property, or considering its value too low to warrant a visit, the current owner may not have seen the property. It is not a problem if you have never seen the property yourself. Simply provide as much information as possible from ownership documents and describe it to the best of your knowledge. We'll take care of the rest.
6) Would it be better if I sold this land myself?
Actually, it’s a good idea if you tried to sell it yourself first. This process might help you understand the land market, the value of the property, and its desirability. These perceptions can change dramatically after the property has been on the market for a long time, sometimes for years, without selling. If you're not in a rush to sell and would like to see if you can sell it at the maximum retail price, our advice is to choose a great realtor who specializes in land in the area and list it. At the end of the day, the property value is not determined by what we think it is, but by what it sells for. Good luck to you either way.
7) If I accept your offer, will I have to travel to where the property is located for closing?
Not at all! The entire transaction can be completed by mail, email, and phone. When you return the sales agreement, we will open escrow with our title company and handle all the necessary legal work to complete the transaction. After the title research is completed, you will receive a package of final documents to sign along with simple instructions. We strive to make the sales process as quick and convenient as possible for our clients.
8) I haven’t heard from you for over a week after submitting the property; what's going on?
Once you submit the property information, we will get back to you within 1-2 business days. Even if we are not interested in purchasing your property, we will send you a quick note informing you of our decision. In certain circumstances beyond our control, such as your email provider redirecting our message to the spam folder, you might not receive it. If it’s been over 3 days, first check spam folder and if you don’t see our message, please contact us by any means listed on our Contact page, and let us know of the problem.
